what you think old timer? viewing on saturday (so your friday), any tips for me talking to the real estate dude / owner / whatever.

6 19/20year old male students... (so yeah 6pissheads who will wreck a house (not a flat, that place is too good to be called a flat) which is far too good for us)...

location is roughly 400m from the foundry (the place i get smashed at on thursdays before coming home to drunken TOT, and about 600m from university... so prime real estate really

Alright so we are looking at 2520 a month for rent for a 6 bed

Okay, first thing, from the pictures it is obvious that some of the bedrooms are garden level (basement) so that is probably why it is so cheap but it does get cold in the basement if its not insulated properly which raises your heating bill.

Figure out the average electricity, heat, and how hot water is generated (via gas or electric - gas is cheaper) put that all together I'm guessing the monthly will be somewhere near 2800-2900 so about $560-580 a person. Make sure EVERYONE can pay that number.

I'm assuming your real estate system is built off the British land court system so it's probably the same as here - everyone is liable for everyone. That's important to know because if someone bails it's all 6 people's responsibility. Not the one who leaves (unless the LL writes the lease that way which he would be stupid to do... or really nice)

Second, what does the LL want? I'd offer him First and last but I imagine with students he will want security so offer him First and "security" that was you can use the security as your last months rent but it still looks like a security deposit. Plus, legally in the US you have to deposit money from security into an interest bearing account and if the LL doesn't they have voided their lease. Voila! Not sure how that works in NZ but something to think about.

Finally, be presentable (no post rugby attire) and you will probably have to get 6 co-signers which will be the hardest part of this - coordinating 5 other guys to stay on top of shit. Once you get all of the information (application, credit report, addendums if any, co - signers, and most importantly the check) make 7 sets of copies (one for each person plus the LL - this will save your ass I promise) and then hand it over to the LL - real estate paperwork isn't legal if it is faxed and if it isn't in ink. People still accept faxes sometimes but always good to do things the right way.

cheers mzz. i think a few things are different here. but that's good stuff. everything here is figured out weekly, and 105 each per week is what we're looking at (in rent) which is fucking good for the quality of the house and the location. and that's a pretty standards house (not flat), i don't think there will be any rooms below ground level, we don't really do the whole basement thing here in nz, we go upwards instead of underground, but i'll definately ask about the average bill payments.

yeah we have the same system, eveyone is liable for everyone, but everyone's reasonably reliable so i think we're good there.

the first and security interest account is a good thought, but at this stage i don't feel in a position to be making any demands. although it may or may not be legally required (haven't investigated yet), in the current market, he'll be looking to get rid of it as quickly and easily as possible. the uni year has started so most people who are looking to rent in the area are already in flats. whoever wants this at least hassle to him is who he will rent it to.

and yep yep, i know not to rock up in stubbies and a beater, or straight from the gym or whatever. something with a collar, something tidy. be polite, presentable, friendly, enquisitive to show a legit interest, without being intrustive, all that? just sensible stuff. and yep we're expecting to have to sign it so if one person fucks up badly we're all out.
